Targeted
inspection.

Got a specific problem on your mind? Roof after a storm, aging electrical panel, foundation crack, suspect infiltration — a focused inspection on one element, with the same AIBQ rigour, without paying for the rest.

When it's useful

A quick answer
to a precise question.

The targeted inspection exists because not every issue justifies a complete inspection. When you have a concrete question, you want a documented answer — not a 60-page report.

After a storm
Ice storms, hail, high winds, tornadoes — damage documentation for insurance claim and prioritization of urgent repairs.
Roof assessment
How much useful life remains? Replace now or wait 3 years? Technical diagnosis before a roofer's quote.
Electrical system only
30+ year-old panel, fuse boxes, aluminum wiring, insufficient capacity — assessment before renovation, sale, or EV charger installation.
Foundation & structure
Worrying crack, sloping floor, bulging wall — documentation of current state with indication of required follow-up.
Suspected infiltration
Ceiling stain, basement moisture odour, persistent condensation — locate the source before engaging the right specialists.
Second opinion
Another inspector flagged something puzzling? A contractor is recommending work you want to verify? Independent validation.
Post-work verification
Contractor finished the work? Inspection before final payment to confirm everything is compliant and properly executed.
Exterior envelope
Cladding at end of life, fenestration to replace, balcony with corrosion — current state and relative urgency.
Targeted thermography
To spot a thermal bridge, an air leak, hidden infiltration behind a wall — infrared camera on the precise area of concern.
After a claim event

Rigorous documentation
for your claim.

Ice storms, high winds, hail, tornadoes — extreme weather is becoming more frequent in Quebec. A post-event targeted inspection gives you a third-party, independent report to present to your insurer.

What we document
  • High-resolution photos geo-tagged for every observed damage
  • Mapping of affected areas (roof, façade, balcony, fenestration, drainage)
  • Probable cause assessment linked to the weather event
  • Work recommendations with urgency level (immediate, short term, follow-up)
  • Format compatible with Quebec insurer requirements
The process

Faster than the complete version.
Just as rigorous.

Because we focus on a single element, the targeted inspection takes less time on site — but the level of technical detail is identical to AIBQ practice for that system.

1
Define the target
On the phone, we clarify what you want assessed. If the issue overflows, we tell you.
2
Firm estimate
Price communicated up front. No billing surprises.
3
On-site inspection
45 min to 2h depending on target. In-depth examination of the precise element, specialized tools as needed.
4
Debrief
Findings discussed on site. You understand the situation before leaving.
5
72h report
Photographic and technically precise documentation. Format usable by a contractor or insurer.
Limits and transparency

One target, one budget,
one defined scope.

What's not covered

The targeted inspection covers only the element agreed upon in advance. If we observe an obvious problem outside the target, we inform you — but we don't document it in the report unless agreed.

  • No destructive examination — sondages limités à l'observation visuelle et instrumentale
  • Out of scope by default — other building systems are not assessed
  • Not a warranty contre les vices cachés sur l'élément inspecté
  • No financial quantification — for cost estimates, consult a contractor after receiving the report
  • If scope overflows — we'll propose expanding the inspection (with price adjustment) or scheduling a second visit
Frequently asked questions

The most common
questions.

How is this different from a pre-purchase inspection?

Is it cheaper than a complete inspection?

Yes, significantly. Price varies by target (time on site, tools required, complexity) but a targeted inspection is typically 35 to 60% of a full pre-purchase price. Free estimate before commitment.

If you find other problems along the way, are they covered?

If we notice an obvious problem outside our target, we flag it verbally. To formally document it in the report, the scope needs to expand — either immediately on site with a price adjustment, or in a follow-up visit. We don't do surprise billing.

How long does the inspection take?

Selon la cible : 45 min pour un panneau électrique seul, 1h30 pour une toiture, 2h pour des dommages de tempête sur l'enveloppe complète. You receive the report within 72 hours.

Is the report useful for my insurance claim?

Yes — and it's precisely one of the main uses. Our report is third-party, independent, and structured in a format compatible with standard Quebec insurer requirements. Dated photos, geo-referencing, damage mapping, event correlation and urgency level.

Can you do follow-up after repairs?

Yes. A second targeted visit to validate work quality is offered. Especially useful for insured claims where you want to confirm compliance before signing off the contractor's release.
